Property Management – Gettysburg, PA

Looking for someone to assist you in renting your apartments or house?  Look no further than Keller Williams Keystone Realty.   Many people have turned to renting their homes that are underwater while they wait for appreciation to return their value.  Others have moved to new areas but have been forced to rent because the home simply won’t sell.  Real Estate agents have fantastic networks and resources to market rental properties as well for sale properties.  The marketing for a sale and rental are basically the same and most of our listing sites provide the option to enter rentals.

There are two kinds of property management services:

Full Service Property Management – This type of management is best for people who live out of area and have outstanding equity in their properties.  The Agent for the landlord will handle the payment of all bills and take all service calls related to the property.  The Owner will okay all funds that are spent (outside of normal monthly bills) for repairs and maintenance.   Usually the owner will pay the realtor the first months rent and a percentage of the rental income for every month after the first month.  If your finances are tight you may want to choose option 2.

Tenant Placement – The real estate agent will market the property for rent, find a tenant, and connect the tenant with the landlord.  The agent may help with some paperwork but once the lease is signed the relationship between the real estate agent and owner is over.  At this time the owner will resume the position of landlord and handle any and all bills, repairs, and maintenance associated with the rental.  As an agent I tend to provide advice during this phase but do not interact with the tenant after the lease is signed.
