Companies that require relocation often have real estate related benefits for their employees. These benefits can come in the form of buy outs or payment of real estate fees. It’s also common to see a fixed time line on the benefits. For example real estate sales fees will be paid if the house transfers ownership within 6 months. If the property isn’t sold in that allotted time frame the relocation company can purchase the property (at a lower cost) or extend the relocation benefits for a period of time.

There also exists the situation where the relocation company may make up any differences between the sale proceeds and the mortgage if there is a difficiency. Some companies put this financial responsibility on the shoulders of the owner.

Listing relocation properties can be a great way to increase the number of listings a agent obtains. Assuming you do a good job and are certified to handle such situation it can be a great monetary endeavor. It’s sort of like dealing with REO properties because there is always a constant stream of new listings. Handling them however requires more work than a typical listing. Weekly or bi-weekly market updates are typically required per listing. This is time consuming but really puts the pricing in perspective which helps keep the list price competitive and the property marketable.
